Colliers’ National Mixed-Use Retail and South Florida Teams Tapped for Leasing at Region’s First Inland, Waterfront Destination

Miramar, west of Miami and Fort Lauderdale. The assignment brings together Colliers’ Orlando-based mixed-use retail team and its South Florida retail team, backed by the firm’s national platform and retailer relationships. Together, they will curate and recruit a strong mix of shops, restaurants and entertainment concepts for one of the region’s largest new lifestyle destinations. Retailers will have an opportunity to fill a significant gap in retail and entertainment options along a growing corridor stretching from northwest Miami-Dade County to southern Palm Beach County.The Colliers team leading the assignment includes Executive Vice President David Gabbai, Senior Vice President Alexie Fonseca and their Orlando-based colleagues, who specialize in ground-up mixed-use development, alongside Nicole Fontaine and Jake Horowitz from the firm's South Florida team. The combination of national mixed-use expertise and local market knowledge positions the team to pursue both established national brands and best-in-class concepts that reflect the character of the development and the community it will serve.

Miramar Cove broke ground in May 2026 and will deliver approximately 400,000 square feet of retail, dining, and entertainment space anchored by a 35,000-square-foot grocer, alongside 2,874 residences with a private beach club, 125,000 square feet of Class A office, a 185-key full-service hotel, a boardwalk, and more than 40 acres of parks and trails. At the center of the development is the signature 5.5-acre translucent blue water cove by Blue Mar Basins®, creating a true waterfront dining and gathering district unlike anything else in Southeast Florida. The development is being built by Fort Lauderdale-based Stiles Corporation, one of the Southeast's most experienced commercial real estate development and construction firms.
The project is adjacent to Sunbeam's 500-acre Miramar Park of Commerce, one of South Florida's premier business hubs, home to more than 15,000 employees across 165 national and international companies. Miramar Cove also sits minutes from the 65,000-seat Hard Rock Stadium, which hosts more than 100 major events annually.
The first phase of Miramar Cove is expected to open in the fourth quarter of 2028.
